Antrim and Newtownabbey Borough Council are pleased to offer an online application service via the Council Direct Website for:

  • Building Notice applications
  • Regularisation applications
  • Property Certificate applications

If you don't already have an account with Council Direct Website, you can easily register for online applications by creating a secure account. Once registered Council Direct offers you a quick step-by-step process to make an application including secure payment. 

Building Regulations Applications

If you are planning to carry out work to your property or have already done so you should check if you need to submit a Building Regulations application.  You can contact us directly to clarify if an application is required. T. 028 9034 0140

There are two types of Building Regulation applications using our online facility – Building Notice and Regularisation.

Full Plans Application

Full Plans Application
 

A Full Plans Application is required for both domestic and non-domestic properties.

Typical examples include:

  • New dwellings

  • Property extensions

  • Office buildings and other commercial developments

All non-domestic projects must be submitted through a Full Plans Application.

Building Notice Application

Building Notice applications are for domestic properties only and can be used for minor works to your property.  Examples of this are replacement boilers, cavity wall insulation, roofspace insulation, removal of internal walls and small extensions up to 10m2..  Building Notice applications should be submitted with the correct fee.

Regularisation Certificate

Regularisation applications are for work that has already been carried out to any property and a Building Control application has not been submitted.  They can be used for both domestic and non-domestic properties.  This often comes to light during the sale of a property when the owner is asked to provide approval for works carried out. Regularisation applications should be submitted with the correct fee.

Fees

Whatever type of application is being made online the fee is payable at the time of application. Fees can be calculated using our online fee calculator

Many types of work such as extensions, roofspace conversions, and replacement heating systems have their own fee category and can be chosen from the list.  For works not included in these categories such as roofspace insulation, internal alterations or removal of internal walls fees are based on an estimated cost of work.

Property Certificates

Property Certificates
 

Property Certificate applications are usually applied for when purchasing a property for the purposes of conveyancing.  Please note only a Solicitor can apply for a Property Certificate.

Property Certificate applications should be submitted with the associated location map and the required fee.

The fees for property searches are as follows:

  • Property Search (Standard 10 year) £90
  • Full Search back to 1973 £122
  • Search of specified 10 year to full year search £90
  • Upgrade of 10 year to full search £38

The fee structure, which has been agreed with the Law Society for all property certificate appliactions across Northern Ireland came into effect on 1 July 2023 and it has been agreed that the fees structure should be revisited on a four yearly basis.
